Homes Used to Sit for Months on the Westside. Not Anymore.

Across the twelve weeks ending August 30, 2026, the typical Westside home went under contract in 63 days, down from 75 days a year earlier, according to MLS sold data.

A year ago, buyers across the Westside's ten zip codes were settling in for a long wait. The typical home took 75 days to go under contract in the twelve weeks ending August 31, 2025. That is more than two months of showings, price chatter, and second-guessing before a seller even got to the table.

This period, that wait shortened. Across the same territory, the twelve weeks ending August 30, 2026, the median time to pending fell to 63 days. That is the strongest, most statistically clear shift in the entire dataset this period, and it says something simple: homes are finding buyers faster than they were a year ago.

The change is not uniform once you look block by block, and that is where it gets interesting. In Beverly Hills, the shift shows up even more sharply than the territory number suggests. Homes there went under contract in 70 days this period, down from 99 days the same period a year earlier. That is nearly a month faster than what Beverly Hills buyers were experiencing last summer.

At the same time, Beverly Hills sellers are holding their ground better than they were. The average sale-to-list ratio there rose to 95.1%, up 2.8 percentage points compared with a year earlier. Homes are selling faster and sellers are giving up less to get the deal done. That combination does not happen by accident.

Not every corner of the territory tells the same story on price. In Pacific Palisades, the median sale price rose 11.61% year over year, a clear gain, yet the average sale-to-list ratio there fell 1.6 percentage points. Homes are worth more, but sellers are conceding more at the table to close. Faster does not always mean the same thing everywhere.

Look inside Santa Monica and the territory's single average would hide the real picture entirely. One Santa Monica market has a median days to pending of 81.5 days. A short distance away, another Santa Monica market runs at 30 days. One metric, two very different experiences, inside what buyers think of as a single neighborhood.

For the territory overall, MLS sold data puts the median sold price this period at $2,143,500, with a median sale-to-list ratio of 97.5%. About 19.5% of sales closed above asking, and roughly 5.6% closed inside seven days. None of those figures moved with the statistical clarity of the days-to-pending drop. That number is the one this report can stand behind.

What does 63 days instead of 75 actually mean if you are living it? For a seller, it means the anxious middle stretch of a listing, the point where a home has been up for a month and hasn't gone under contract, now resolves roughly two weeks sooner than it did last year. For a buyer, faster contract timelines can mean less room to sit on a decision once an offer looks right, even where sellers are still negotiating on price, as in Pacific Palisades.

What to watch next: whether the pace holds as the calendar turns, and whether Beverly Hills keeps leading the territory's improvement or whether other markets close the gap. The days-to-pending number is the one that moved with real statistical weight this period. Everything else here is context around it.
