Homes Are Selling Faster Almost Everywhere in This Market
Over the twelve weeks ending August 30, 2026, the median time to pending across the territory fell to 62 days, down from 73 days a year earlier.
A year ago, buyers and sellers in this market were living with a slower rhythm. Homes across the territory took a median of 73 days to go pending. That was the pace people planned around: a longer wait, more patience needed, more time for a listing to sit before an offer arrived.
This period, that number moved. Across the territory, homes went pending in a median of 62 days. That is a meaningfully shorter runway than the same window a year earlier, and it shows up as a large, well-supported reading rather than a stray blip in a thin sample.
The data behind this

Beverly Hills tells a version of the same story on its own terms. There, homes went pending in a median of 70 days this period, down from 99 days a year earlier. That is one of the sharper improvements in the territory, and it came alongside a shift in negotiating room: the average sale-to-list ratio in Beverly Hills rose to 95.1%, up from 92.3% a year earlier. Sellers there are giving up less ground to get a deal done.
Venice moved the same direction. Homes there went pending in a median of 53 days this period, down from 77 days a year earlier.
Not every market inside this territory tells a story of speed alone. In Pacific Palisades, the median sale price rose 11.61% year over year. In that same market, the average sale-to-list ratio fell 1.6 percentage points over the same stretch. Homes there are fetching more, and sellers are conceding more to close the deal, a reminder that a faster market and an easier one are not the same thing.
Beverly Hills shows a different pull on the price side. Median sale price there fell 5.5% year over year. At the same time, the average sale-to-list ratio in Beverly Hills rose 2.8 percentage points. Homes are fetching less, but sellers are holding firmer ground at the table.
Speed also is not one number wearing one face across every corner of the territory. Santa Monica's downtown ZIP has a median time to pending of 81.5 days this period. The Santa Monica ZIP just to its north sits at 30 days for the same measure. Both are Santa Monica. A buyer or seller reading "Santa Monica" as a single market is reading past a real difference sitting inside one buy box.
For a seller, a shorter path to pending means less time carrying a home on the market, less time wondering if the price needs adjusting, and in several ZIPs, a firmer floor under what the offers look like once they arrive. For a buyer, the same shift means less room to wait out a listing quietly. Homes that used to sit are not sitting as long, in most of these markets.
What deserves watching next is whether this pace holds as the territory moves out of its most active selling months, and whether the pricing tension visible in Pacific Palisades and Beverly Hills starts to show up in other ZIPs too, or stays contained to those two. The number that will answer that is the same one that opened this story: how long it takes a home here to go pending.
